How do I protect myself from a deadbeat landlord?

Additionally he has almost $650 of nonrefundable deposits What, pray tell, is a nonrefundable deposit where you've purchased the good or service? Nevermind, I don't want to know. Also what are some good ways to make sure we get our $800 back? Use your security deposit as last month's rent, as always. My intention is to file suit in small claims court if we don't get all of that money back. You wouldn't have to if you had used your security deposit as last month's rent. Even though we signed the contract as tenants, is there a precendent for this lease becoming null and void since it is not accurate? No. The intent of the contract is clear.

As far as the lease details (wrong signature spots) it would not matter much as any judge will rule that you acted as tenant and he as landlord for the duration of the lease, so the meaning of the lease is still there. Other than that you are covered. You probably won't get that deposit back and will have to go to small claims to get it back, and prove there was nothing that needed to be repaired when you left... just decide if that is worth it.
Small claims courts are amazing. I'd file suit against and let him sink himself. I think you're heading down the right track.
Keep everything carefully documented. Send copies of your agreements/lease, your photographs, your notes and observations, and a letter with your new address requesting the payment of your deposit refund in a timely manner to the landlord by certified mail return receipt requested. If he doesn't respond in a timely manner, send another letter reminding him of your rights to sue for damages.
It sounds like you've done everything correctly, and I don't really have any further advice to provide. One thing that I would consider doing is try to prevent anyone else from going through the same thing with him. Is there a website where you can list the names of bad landlords or anything similar? I don't know if that's legal or not, due to things like slander and libel, but it may help protect future tenants from having to go through the same bullshit.
Lawyers often give free consultations.
Sounds like you're on top of it...
