A basic tool box. With things like a screw driver with multiple sizes of attachment. A good spanner, Alan keys etc. You never know when your sink is gonna break. When a door will come off its hinges, when the toilet basin stops working. Don't be afraid to crack it open and have a look at whether it's fixable and look up guides on how to. It'll save you a lot of money in the long term

An office chair that properly supports your back. Or a special pillow that you can put on your chair to achieve the same thing. Many people complain about back pain, working with a proper chair makes a huge difference
